Rental agreement

This Short-Term Rental Agreement governs the booking and use of the accommodation managed by An Island Apart (hereinafter referred to as ‘anislandapart.com’ or ‘the Management’).

By making a booking, the guest confirms that they have read, understood and accepted the terms and conditions set out below.

  1. Booking
    A booking is only confirmed once full payment has been successfully processed. The booking may be provisionally confirmed upon payment of the deposit (10%), which must be paid in full no later than 14 days before check-in. If payment is not confirmed by this deadline, the booking may be cancelled. Once payment has been confirmed, the guest will receive a booking confirmation containing the details of the booking.

  2. Cancellation Policy
    Guests may cancel their booking in accordance with the following conditions:

2.1 Standard Cancellation
Free cancellation up to 14 days before the scheduled check-in date.

2.2 Bookings made less than 14 days before arrival
If the booking is made less than 14 days before check-in, cancellation is free of charge up to 48 hours after booking, provided the cancellation is made no later than 5 days before check-in.

Late cancellation
2.3 After this period (14 days before check-in), guests will be charged 100% of the total stay cost and refunded the cleaning fee and tourist tax.

  1. Changes to the booking
    Requests to modify the booking (such as changes to the number of nights) may be accepted subject to availability. Price differences may apply depending on the new dates requested.

  2. Problems relating to the booking
    In the unlikely event that the booked accommodation is no longer available for any reason in the days leading up to the scheduled check-in date, anislandapart.com will make every reasonable effort to offer the guest alternative accommodation with similar conditions. If it is not possible to offer alternative accommodation, or if the guest does not accept it, the guest will receive a full refund of the amount paid for the booking. No further compensation will be due.

  3. Check-in and Check-out
    Check-in is generally flexible. However, where the property has guests departing on the same day, check-in may only be available from 16:00 to allow for cleaning and preparation. There is a charge for early check-in.
    Check-out must take place by the time limit set out and stated in the current booking. Changes to the check-out time are subject to availability and prior approval, and incur an additional charge.

  4. Number of guests
    The maximum capacity of the property must be respected at all times. This property does not permit parties or events.
    Children up to 3 years of age may be accommodated in addition to the maximum occupancy, provided that anislandapart.com is notified in advance so that appropriate arrangements can be made.

  5. Guests’ Responsibility
    Guests are responsible for their behaviour during their stay.
    Many of the properties are situated in residential buildings, so legal noise limits, building and block regulations, and respect for the surrounding community must be observed. In the event of complaints from neighbours, anislandapart.com reserves the right to take the necessary measures. Should intervention be necessary and guests be asked to leave the accommodation, there will be no entitlement to a refund. Guests are also liable for any damage caused to the property or its contents during their stay.

  6. Monitoring and Security
    Some properties may be equipped with smart environmental monitoring systems (such as Minut sensors). These devices do not record conversations or collect personal data, but merely measure data such as:

noise levels
smoke detection
temperature variations that may indicate a fire risk

If abnormal levels are detected, guests may receive a message requesting that the situation be rectified. If the situation persists, staff may visit the premises and, if necessary, contact the relevant authorities. Should intervention be required and guests be asked to leave the accommodation, no refund will be due.

  1. Smoking Policy
    Smoking is strictly prohibited inside the accommodation. Failure to comply will result in additional cleaning or deodorising charges (€300).

  2. Guest Identification
    In accordance with Portuguese law, all guests, including children, must present a valid form of identification (passport or national identity card). This information is required for reporting to the relevant authorities. Failure to present such documentation may result in refusal of check-in.

  3. Tourist Tax
    In accordance with local regulations, a tourist tax applies:

€2 per person per night
applicable to guests aged 13 or over
maximum of 7 nights per stay

A secure payment link will be sent to you to settle this amount prior to check-in. Failure to pay the tourist tax may result in refusal of check-in, with no entitlement to a refund of the cost of the stay.

  1. Rights and Obligations of the Management Anislandapart.com is responsible for the accuracy of the information and photographs presented on its platforms. anislandapart.com cannot be held liable for building works, noise, or other disturbances originating from outside the property it manages.

anislandapart.com acts exclusively as an intermediary in the letting of properties for non-permanent and short-term purposes, in accordance with Article 1095(3) of the Portuguese Civil Code.

  1. Privacy Policy
    anislandapart.com undertakes to protect its customers’ personal data. Personal data collected for the purpose of reporting to the competent authorities will be deleted within 6 months of the booking’s checkout. The data provided will be used solely for the purposes of managing the booking and complying with legal obligations, and will not be used outside the company’s internal databases. Should guests authorise the collection of their name and email address for marketing purposes, they will receive periodic communications via email and may unsubscribe at any time.

  2. Acceptance of Terms
    By confirming the booking, the guest declares that they have read, understood and accept these terms and conditions of accommodation.
